Terms and conditions

To make a reservation you must be 18 years old, accept these terms and conditions on behalf of all members of the party and accept responsibility to settle all outstanding balances.

All of our rates include VAT at the prevailing rate when your booking was made and are subject to change without notice.

If you’ve booked an advance purchase package:
Full prepayment is required at the time of booking. This payment is non-refundable and cannot be exchanged for other reservation dates, accommodation, goods or services.

Our advance purchase packages are better value than other more flexible rates. One reason for the lower prices is this – if you cancel you will still have to pay and there are no refunds or exchanges, so the only way to get your money back is if you are covered by holiday insurance.

Most cancellations are due to unforeseen circumstances of one sort or another which is why we go out of our way to recommend holiday insurance. We won’t try and sell you this as many of our customers are already covered on annual trip insurance or through a policy associated with their home policy and there are many deals to be had. The reason we mention it again just now is so that if you do cancel, we don’t end up in an awkward situation. We like to be fair to all our customers by sticking to the cancellation terms and charges that apply, whatever the circumstances.

If you’ve booked a best available package:
We don’t ask for a deposit so you can pay the full balance of your stay when you arrive.

Our best available packages offer lots of flexibility and allow cancellations up until 48 hours before you arrive where you can transfer your booking to other available dates. If you choose to cancel after 2pm, 48 hours before you are due to arrive then we can’t offer an exchange and payment will be taken from your credit card, and the only way to get your money back is if you are covered by holiday insurance.

You should be aware that in some cases we may not have available rooms or packages on your new dates; so some changes may not be possible – our team can advise on this.

If you’ve booked a self-catering package:
You will be asked to make a deposit payment of 20% at the time of booking, and pay the remaining balance at least 10 weeks prior to your arrival.  If you book less than 10 weeks prior to arriving, then the full balance will be due at the time of booking.  You can cancel your booking at any time before arriving, but any payments received are non-refundable and cannot be exchanged for other reservation dates, accommodation, goods or services, so the only way to get your money back is if you are covered by holiday insurance. We would treat a change of dates in the same manner as a cancellation.

We will require a credit card to take the deposit payment from, and we will charge the same card the remaining balance automatically 10 weeks before arrival; unless we have heard from you with an alternative payment method.  Should be unable to secure either of these payments, we may cancel your booking; and you will forfeit any deposits previously paid.

Special Packages
In addition to the terms and conditions detailed above, some special packages may have additional terms attached to them, these will be displayed at the time of booking; and form part of your contract.

If we need to change your booking:
We have the right to refuse or change any booking, even after a confirmation has been supplied.  If we have to change or cancel your reservation, we will notify you as soon as possible.  You will have the choice to accept our changes, change your booking to another hotel we operate; change to an alternative date (although we can’t guarantee that the price will be the same, and if it is more, you’ll need to make up the difference) or you can cancel your booking.  If you cancel your booking because we have made a change, you will be refunded any money you have paid in advance of your stay; although we can’t be liable for anything beyond that without written confirmation from us prior to cancelling.

What is included in your package?
Your package may contain a number of included items, such as breakfast, dinner, childcare etc.  These will be detailed at the time of booking; and you will need to make a reservation for these items (apart from breakfast) so you can be sure to take full advantage of what is included.  There is no refund for unused components of your package.

If you have booked a package which includes Freedom dining, you will have a daily allowance to spend on food at the hotel.  This excludes breakfast, which is already included; and excludes any soft drinks and alcohol; but does include tea and coffee.  Although the allowance is calculated daily, you are welcome to spend it at any time during your stay.  At the end of your stay, if you have spent more than your allowance, you will need to settle the balance at check out.  If you have underspent, there is no refund for unused allowance.

Special Requests and Room Guarantee
You can choose to make your stay unique to you by adding some added extras to your stay during your stay.  You can select these on-line when booking; or at any time by giving us a call.  We also have a Room Guarantee, which means you can choose a specific room for your stay, and guarantee that by paying an additional supplement.  If you don’t choose the Room Guarantee we are unable to guarantee that you will receive a specific room; and we will select the room for you based on the operational needs of the business.  Even if you have a Room Guarantee, there may be occasions when we cannot fulfil this, for example due to unexpected maintenance issues.  We will then select the most appropriate room for your needs and refund the supplement.  If you request something for your stay, there is no guarantee we can provide it; and the only way to ensure this is to book it.
